90%

The Encore House now runs at 90% occupancy and generates approximately $200,000 in annual revenue, consistently outperforming its market month over month. The backyard isn’t just an amenity. It’s a booking reason. Guests don’t just choose the Encore House for the beds. They choose it for the experience waiting outside the back door.

The Problem

The Encore House had the bones of a great large-group property: five bedrooms, space to sleep 14, and a yard with real potential. But the backyard was working against it. Neglected and underutilized, the space had an eight-foot grade drop at the rear that made a significant portion of the yard completely unusable. For a property targeting large family gatherings and group retreats, that’s not just wasted square footage. It’s wasted revenue.

The Approach

We don’t see problems. We see untapped potential. The question wasn’t what to do with that drop-off. It was what that drop-off could become. We designed around the challenge instead of away from it, treating the grade change as an opportunity to create a destination moment that would make this property genuinely unforgettable.

What We Built

We engineered a custom deck over the drop-off, transforming the previously dead space into the heartbeat of the backyard: a full life-size game zone featuring chess, checkers, Jenga, and yard games that make groups of 14 feel right at home. A thoughtfully placed fence creates privacy from the back neighbors, giving guests the sense of their own private retreat inside the city.

From there, the design layers in every experience a group could want: a hot tub for evening wind-downs, a putting green with turf for the competitive crowd, egg swings hanging from a custom arbor overlooking the green, and a fire pit anchored by a custom mural wall that makes the space feel like art. And then there’s the crown jewel: a custom Denver-themed dinosaur that’s equal parts conversation starter, photo moment, and pure personality.
